 What are the Benefits of Sealcoating???

When can I drive on my new sealcoated surface?

Sealcoating material needs a 24 hour dry and cure cycle to provide a smooth and even surface. If traffic does occur previous to the 24 hour cycle tracks and dirt will be embedded in the surface.

How often does Sealcoating need to be Applied?

Every 3 years your asphalt pavement needs to be evaluated for repair needs. Sealcoating can be applied anywhere from 3-5 years depending on erosion conditions of your previous surface treatment. If you have had a previous treatment from another company that has faded in less than one year after application then the mix is of a substandard quality.

What Causes a Pothole?

Even the best asphalt pavements are subject to deterioration due to water and sunlight damage after a period of time. Water intrusion is said to be the leading cause of pavement failure, which eventually creates cracks and ultimately potholes. Properly sealing those cracks will greatly reduce water into the sub-base and virtually eliminate further damage to the asphalt.  Patching is the process of excavating isolated potholes and replacing them with asphalt.

When should a parking lot be patched?

Patching is a repair operation and can be done as often as needed, until a lot reaches the resurfacing stage (over 25% of the lot is alligator cracked). When over 25% or more is damaged repaving the retire surface is recommended.

Why is it important to patch areas surrounding a pothole instead of just putting some asphalt in the pothole?

The sub-grade below the cracked asphalt has been damaged so filling just the pothole will only be short term solution. The entire network cracked area must be replaced at sufficient depth in order for the repair to be a long term solution.

How do you calculate how many tons of asphalt are required?

Asphalt has a uniform weight per volume dependent on the type of aggregate used in the production process. Most asphalt mixes in the Carolina’s weigh 115 pounds per square yard at one inch of thickness.

Why does it matter how deep the patches are?

Asphalt pavements have defined strength coefficients that determine their service life based on actual traffic conditions. The thicker the asphalt, the longer the pavement will last.  In general, we use the following guidelines to determine patch depths: 2” Car traffic only, no dumpster traffic ever, 4” Light truck traffic, 1-5 large trucks per day, 8″ Heavy truck traffic,

How long before traffic can drive over new patches?

Rubber tire traffic helps compact asphalt so traffic can use as soon as traffic control devices are removed. However, care should be taken to minimize heavy turning traffic in the first 30 days (especially power steering turns in slow moving vehicles).
